Booking Terms & Conditions: Kilmore Cottage & Teach Eile

Version date: 10 June 2026

Acceptance and confirmation of your booking is subject to the following conditions:

Accommodation Capacity

The total number of guests is not to exceed six individuals sleeping in beds provided in the case of Kilmore Cottage, or five individuals in the case of Teach Eile. In addition, each cottage can accommodate up to two infants under two years of age sleeping in cots provided.

Arrival & Departure Times

Arrival time is 4.00 p.m. in both cottages. Departure time is 10.00 a.m. in both cottages. These times must be strictly adhered to. If you are unable to arrive or depart at the specified times, please contact the management in advance, and we will endeavour to accommodate you.

Booking Deposits, Interim Payments & Balance

Payment is structured as follows, depending on how far in advance of arrival your booking is made:

Bookings made more than 6 months before arrival: A non-refundable holding deposit of €50 is payable at the time of booking. When your arrival falls within 6 months, an interim payment of 30% of the total holiday cost becomes due. The remaining balance (70% of the total cost, less the €50 holding deposit already paid) is due 6 weeks before arrival.

Bookings made within 6 months of arrival: A non-refundable deposit of 30% of the total holiday cost is payable at the time of booking. The remaining balance is due 6 weeks before arrival.

Bookings made within 6 weeks of arrival: Full payment is due at the time of booking.

All deposits and interim payments are non-refundable. It is strongly recommended that guests take out holiday insurance at the time of booking to cover the possibility of cancellation charges.

Optional holiday insurance is available through a third-party provider at the time of booking. This is entirely at the guest’s discretion and constitutes a separate contract with the insurer, independent of your booking with us.

Late or Non-Payment

Payment is due by the dates specified at the time of booking. Where a payment is not received by the due date, the management reserves the right to cancel the booking and retain any payments already made.

Bed Linen and Towels

Bed linen and towels are supplied free of charge and are laundered by the management between stays. Guests are asked not to put bed linen or towels through the washing machine. In the event of a spill on linen or towels, please notify the management promptly so that replacements can be provided and the affected items treated without delay.

Behaviour

We reserve the right to terminate this contract, and your holiday, if the behaviour of any guest is likely to endanger the safety or wellbeing of themselves or others, or contravenes these terms and conditions, or damages or is likely to damage the property.

Contract

When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing by the management. Email is our standard method of confirmation. Written confirmation by post or text message is provided only for guests who do not have access to email.

Complaints

In the unlikely event of a complaint, please notify the management immediately so that we have the opportunity to address the matter during your stay.

Damage Deposit, Breakages & Cleaning

A refundable damage deposit of €100 per cottage must be paid in cash on arrival. The cost of electricity and heating used during your stay will be deducted from this deposit on departure, and the balance refunded. Any utility charges exceeding €100 are payable separately prior to departure. The remainder of the deposit will be refunded after your cottage has been inspected and the management is satisfied that the terms and conditions of rental have been complied with. Final cleaning is included in the rental charge, but failure to leave the cottage in a clean and tidy condition may result in the loss of the security deposit. In particular, guests are expected to clean up spillages of any kind as they occur, and all kitchen dishes, pans, utensils and appliances must be thoroughly cleaned after use. A full cleaning kit is provided, along with a sweeping brush, mop and bucket, vacuum cleaner, and dishwasher. The washing machine and dryer are available for guests’ use throughout their stay.

Breakages must be paid for, and guests are expected to notify the management of any breakages.

Electricity and Heating

Heating and hot water are operated by an oil burner. Oil and electricity meters are read upon arrival and again on departure so that usage can be calculated. Guests are charged for oil and electricity used, based on meter readings, as set out under Damage Deposit above.

Late Arrivals

Please notify the management if you expect to arrive later than 9.30 p.m. Failure to do so may result in your reservation being cancelled. Contact details are provided in your booking confirmation.

Liability

The management shall not be liable for any damage, loss or personal injury, howsoever caused, that may be sustained by any guest during their stay.

Events, Attractions & External Factors

We are happy to recommend local activities, restaurants and attractions. However, we cannot accept responsibility for circumstances outside our control that affect a guest’s enjoyment of or travel to their holiday. This includes, but is not limited to, changes to amenities or access arrangements, cancellation of events or attractions, adverse weather conditions, and transport disruptions. Guests are strongly advised to take out comprehensive holiday insurance at the time of booking to cover such eventualities.

Pets

Pets are not permitted in Kilmore Cottage or Teach Eile, with the sole exception of registered assistance dogs accompanying a guest with a disability. Guests travelling with an assistance dog are asked to notify the management in advance of arrival. An additional cleaning charge of €100 applies after any stay involving an assistance dog. Guests can be assured that enhanced cleaning is carried out after all such stays. Our otherwise pet-free policy means all guests can enjoy a clean, allergen-aware environment.

Right to Decline or Cancel

The management reserves the right to refuse or cancel a booking. In the event of a cancellation by the management, we will attempt to find alternative similar accommodation for the guest(s), or a full refund will be offered. No refund will apply where a guest is requested to vacate, or leaves of their own accord, prior to the expiration of their booking.

WiFi

Complimentary WiFi is provided in both cottages. Whilst we make every effort to maintain connectivity, WiFi service is dependent on the network provider and we are unable to guarantee service levels or uninterrupted access. No refund or compensation will apply in the event of a service outage.

Note: “The management” when referred to in these Terms & Conditions shall be taken to mean either John Cousins or Helen Cousins, or a nominated caretaker. A caretaker will be nominated only in the absence of both John and Helen Cousins, in which case contact details for the caretaker will be provided to guests.
